The 3 Types of Water Damage | Clean, Grey, and Black Water
Water damage can be caused by several factors, such as natural disasters or accidental leaks, and should be addressed immediately. While any type of water damage can be devastating, the level of risk and repair cost can significantly increase depending on the water damage category type. For example, damage caused by a leaking appliance is not the same as damage caused by flooding from a hurricane.
The 3 Water Damage Categories
According to the Institute of Inspection Cleaning and Restoration Certification (IICRC), water damage falls under the three following categories:
- Category 1: Clean Water
- Category 2: Grey Water
- Category 3: Black Water
Category 1 Water Damage: Clean Water
Category 1 is the least harmful type of water damage. This involves water from a clean, sanitary source and does not pose an immediate health threat to humans or pets.
Examples of Category 1 damage include:
- Broken supply lines or leaking water pipes
- Overflowing sinks or bathtubs without contaminants
- Melting ice or snow intrusion
- Failure of clean water supply lines to appliances
Building materials that come in contact with clean water can typically be dried in place without structural replacement, provided mitigation starts quickly before degradation occurs.
Category 2 Water Damage: Grey Water
Category 2 water damage is defined as water that contains significant contamination. It carries chemical, biological, or physical agents that may cause discomfort or illness if ingested or exposed to skin.
Examples of Category 2 damage include:
- Overflowing dishwashers or washing machines
- Toilet overflows containing urine but no feces
- Failing sump pumps discharging groundwater runoff
- Water discharge from fire sprinkler systems
Any building materials or surface areas coming into contact with grey water must be thoroughly dried, sanitized, and disinfected. Porous items like carpet padding often require removal.
Category 3 Water Damage: Black Water
Category 3 water damage is extremely hazardous to both structural integrity and human health. This water is grossly contaminated and can contain dangerous pathogens, bacteria, and toxins capable of causing severe illness.
Examples of Category 3 damage include:
- Sewage line backups and toilet overflows with feces
- Seawater, river, or tropical storm floodwaters
- Ground surface water flowing inward from exterior flooding
- Untreated Category 1 or 2 water left standing over 48 hours
Black water spreads hazardous biological contaminants across every surface it touches. Highly porous materials like drywall, carpet, padding, insulation, and soft subflooring must be safely removed and disposed of. Following complete drying, all remaining structural assemblies must undergo deep antimicrobial disinfection.
